About the session

Regulatory expectations across social housing are rising fast, and the margin for inaction is shrinking. The Charter for Social Housing and Awaab’s Law have moved tenant voice and safety in the home from good intentions to hard requirements, with strict timescales and real penalties for getting it wrong.

This breakfast briefing brings together 10 to 12 senior leaders from across the sector for a candid roundtable discussion, not a sales pitch. Over breakfast, you’ll explore what’s really happening on the ground, hear how peers are responding, and discuss the practical cost of standing still.

The conversation will be shaped by Genesys and guided by a customer voice from Peabody Housing, bringing a practical, sector perspective into the room.

The discussion will explore:

  • Tenant voice – how housing associations can genuinely hear tenants and turn what they say into meaningful action, in line with the Charter for Social Housing
  • Feeling safe – building tenant confidence around safety in the home, including how engineers and contractors are managed on visits
  • Awaab’s Law – live since October 2025 with mandatory timescales for damp, mould and 24-hour emergency repairs, expanding to further hazards through 2026 and all hazards by 2027, and what non-compliance really costs
