All of it essential. But a home can be technically safe and still not feel safe, and the Charter for Social Housing was deliberate in its wording. It promised tenants the right to be safe in their home, not simply to live in a compliant one.<\/p>\n<p>A large part of how safe a tenant feels comes down to something rarely discussed at board level: the people who come through their front door. Over a year, a single tenant might receive visits from a gas engineer, a damp surveyor, a repairs contractor, a housing officer and more. For a confident tenant, that is routine. For an older, disabled or vulnerable tenant, an unexpected knock from someone they cannot verify is a genuine source of fear. Bogus callers are a real and well-documented threat, and the anxiety they cause is just as real.<\/p>\n<p>This is not a fringe concern. A large share of social housing tenants are older, disabled or living with a long-term health condition, and for them the doorstep is a genuine point of vulnerability. The fear of a bogus caller can be enough to keep someone from opening the door to a legitimate gas safety or damp visit \u2014 turning a safety measure into a missed appointment, and a missed appointment into a compliance risk. At that point feeling unsafe and being unsafe start to converge.<\/p>\n<p>There is a blind spot here. <strong>Much of the visiting workforce is not employed by the association at all. It is contracted. Yet when a contractor knocks on a tenant\u2019s door, it is the association\u2019s name and reputation on the line<\/strong>. The experience is often coordinated by different teams, in different systems, from the ones that manage the tenant relationship. That is precisely how safety confidence slips through the cracks.<\/p>\n<p>Three practical moves make a difference. First, tell the tenant who is coming and when, on the channel they prefer, and remind them before the visit. A named, expected visitor is a world away from an anonymous knock. Second, give tenants a simple way to verify a caller is genuine before they open the door. That single reassurance is worth a great deal to someone who feels vulnerable. Third, treat your employed and contracted workforce as one orchestrated experience, so a contractor visit is held to the same standard, and the same visibility, as your own.<\/p>\n<p>None of this is complicated. It is mostly about communication and coordination, done reliably. But it turns safety from something you certify into something a tenant actually feels. And in a sector where trust has been hard won and easily lost, that feeling matters.<\/p>\n<p>This is where a partner like Genesys fits in.
